New Home Buying Strategies in Today’s Market 
It’s not exactly the mad rush of a Black Friday shopping spree, but when a good home now comes on the market it’s getting to look a bit like it. Prospective house buyers are now finding something they haven’t seen in years when house-hunting: Competition. With more affordable housing and low mortgage rates, more home buyers are making the decision to buy now but they’re finding a lot of other buyers are also thinking the same.
Multiple offer situations and bidding wars are becoming more common, particularly as the inventory of homes for sale remains limited across the country.Buyers are now faced with having to change their attitude about the way the market works and leave behind long-held techniques such as making low offers and asking for seller concessions and instead find themselves needing to come up with good, realistic offers with good terms and pay their own closing costs.In the current climate, real estate professionals are preparing their clients for the increased competition by encouraging buyers to get their financing in order before they look for a home and go through the mortgage-approval process, not just the lender’s prequalification letter.  It’s even been recommended that buyers find a lender who will be able to provide them with a new approval letter within an hour of finding the home they want to purchase. The new letter should include the address of the property and the exact amount they plan to offer so they can attach it to the offer.  Home buyers also need to have their earnest money deposit and down payment on hand and ready to submit.As competition heats up, successful buyers need to be prepared to act fast. If a buyer moves fast enough he or she can have a home inspection done before they make an offer, then waive the home-inspection contingency.  It’s also important to submit a complete and correct contract; if there are mistakes or missing items in your offer, you don’t look like a serious buyer.”
